Edinburgh’s office space take-up has doubled in the last quarter, much to the relief of landlords. However, the prices for top accommodations continue to be low and have dropped to levels close to those of smaller towns like Glasgow and Manchester.

Real estate consultants Cushman & Wakefield, in their latest research report on the city, said that nearly 44,000 square feet of office space in the city centre has been taken up in the last quarter. Exchange Place was the focus of two of the largest leases, with accounting firm Scott Moncrieff taking up over 18,000 square feet while Hymans Robertson took up another 13,000 square feet in the same building.

In spite of these large deals, leasing prices for prime letting space have seen a sharp dip. Grade A accommodations in Edinburgh has gone down by over ₤29 per square foot. In the UK, Birmingham has seen the greatest slump, with a drop in over ₤30 per square foot.

According to head of office agency Angela Lowe, despite the fall in prices, companies are on the lookout for office relocation with good-quality office space, provided they have scope to expand afterwards.

Rival agency Knight Frank agreed that though companies were wary due to the current situation, the main reasons for shifting offices were still business location, assets and leasing. The firm however clarified that companies are thinking twice about making any major purchases or office moves given the current slow rate of office sales due to the sluggish economy.

Invista has stated that the BBC signed the lease contract of Reynards Business Park, London, for an annual lease of £700k for a further four years, a ten percent rise in price over the last contract.

Galaxy in Luton, currently occupied by Cineworld Company has also had their rent increase. The increase amounts to £450k annually, an increase of forty percent on the previous.

The recent number of transactions now puts Invista’s portfolio to sixty-two properties with a full value of far over £300m, a year on year income from leases of £25m and a yield of seven percent which is to increase soon.

Cash has been raised by two recent sales reducing the loan of the trust to a ratio of forty percent, yielding holdings worth over £80.
